There are several corporations that own dozens, maybe hundreds of mobile home communities in FLA -- some sucker from Flyover country buys a manufactured home that's perched on cement blocks and attached to the ground by metal straps. In many instances, the ground is leased.

In one major corporation that owns dozens of these communities -- thousands of homes -- Blackrock and Vanguard are the Number 1 and Number 2 investors in the corporation.
(Thus, a part of every rent check written fattens Blackrock's coffers -- think of it as killing another Palestinian kid.)

The mobile home is registered and traded same as a used car, and with as much integrity in the agents who deal in such trades.

Just like a used car, the older the thing is, the less it is worth, the more will be required to maintain it.

But the rent keeps going up -- inexorably. By about 7% each year.

So a Flyover schlub who thought to retire to Dreamland FL (every agent who sells these things included "dream" in their sales pitch) ends up paying $100,000 up front plus about $1000/month.

If he/she decides he doesn't want to pay $1000/month to keep an empty house when it's 90 degrees in FL but a gentle 75 degrees back home in Kokomo, he can try to sell the $100,000 property. For 30 cents on the dollar, maybe.

Last summer was the worst season in 40 years for sales of these mobile homes on leased lands. THERE WERE NO BUYERS.

Maybe, hopefully, Flyover folks are getting wise and staying home in Indiana, Michigan, New Hampshire ---- it's a lot cheaper to buy a few nice quilts and a good wood-burner to keep warm than it is to fork over $1000 - $1500/month for twelve months so you can spend 4 months in "Dreamland" FL.
