The lefty Jacobin has a long article on gentrification in Washington DC:

Liberalism and Gentrification

Gentrification isn’t a cultural phenomenon — it’s a class offensive by powerful capitalists.

… Real estate is practically recreation in DC — go to a bar and instead of gabbing about local sports (few yuppies grew up with Washington’s teams, and feel little loyalty to them), people chat about the up-and-coming neighborhoods, where the deals are, which neighborhoods have undergone the most drastic change. And which are still “scary” or “sketchy.”

It’s important to understand what’s going on here. A powerful capitalist class of bankers, real-estate developers, and investors is driving gentrification, using a mixture of huge loans (to which only they have access) and government funding to push land values higher.

This leaves DC’s professional class with a choice. If their household income is in the six-figure-range, they can generally secure mortgages in gentrifying neighborhoods, buy property, have low-wage workers fix it up for cheap, and ride those property values into a secure position in the middle class. Or they can pay exorbitant rent until they move back to Peoria. Not much of a choice.

Or they can move to the boring suburbs and commute. Some people commute all the way from the exurbs in West Virginia (West Virginia!). That would assuage all of Mr. Mueller’s sensitivities about not Displacing the Urban Poor, but then he’d have to tell people he lives in West Virginia, so that’s not going to happen.

If they buy, they’re putting everything on the line, albeit a line that, in this city, has only gone one way in the past decade.

The median price of a home in 2000 was around $150,000. In 2009, it was over $400,000. Home values went up over 10 percent in the last year. If you’ve got a $400,000 house, you just made more than the median income of a black family, just for belonging to the propertied class.

Tying up your assets, your middle-class future, in home values does something to people. It alters their interests. It sutures a professional class, of liberal and even progressive beliefs, to the rapacious capitalist expansion into the city. The people who move to gentrifying areas tend to have liberal, tolerant, cosmopolitan sympathies. But they are aligned materially with reactionary and oppressive city restructuring, pushing them into antagonism with established residents, who do nothing for property values.

For upper middle class Americans like the white residents of Washington DC, buying a home is tied into getting married and having children. If you are liberal journalists Brian Beutler or Matthew Yglesias, recent victims of serious black violence on the streets of Washington, you can try to put up a brave front about what a tough guy you, personally, are. But are you really still so devil-may-care when it comes to the safety of Mrs. Beutler or Mrs. Yglesias pushing a baby carriage?

Behind every Jane Jacobs comes Rudy Giuliani with his nightstick.

At the peak of the violence during the David Dinkins Era in NYC, about 40 NYC cabdrivers per year were being murdered in their cabs. The cabdrivers held big protests driving down Fifth Avenue honking their horns to try to Raise Awareness of their need for more police protection. (This huge 1993 protest has almost completely disappeared down the Memory Hole. Here’s the only place I can find it mentioned on the web, a website that memorializes murdered cabbies.)

This produces racism. Racism isn’t just a bad feeling in your heart, as a liberal believes when she insists that she isn’t at all racist. It’s a force that emerges from the pressures of maintaining one’s own position, and the resentments that spring forth from this process. It produces fear and hatred of the poor for being poor, for having any pretense of being on equal footing with the propertied. It is a hatred for the potential threat to the property values which underpin a tenuous future among the professional middle class: blackness.

Or to phrase it another way, maybe you don’t want local criminals Polar Bear Hunting your wife and children?

This bubbles up into everyday life in all sorts of ways. At a cookout in a gentrifying Northeast neighborhood, I watched as a guest, a nice man with a nice job and a nice family, became increasingly incensed by some black teenagers riding mopeds through the alley. Their bikes were loud, but they did nothing to us, said nothing to us. And yet he seemed to resent their very presence: he glared, he muttered under his breath.

It was not only that these boys existed, but that they enjoyed themselves unapologetically, in full purview of the gentry. They didn’t shuck and jive, they didn’t cower, and they didn’t stay quiet. His rage grew every time they passed by, his fists clenching and unclenching at these children who were born in this neighborhood, who dared to have fun to his face.

This rage is a counterpart to fear: the man was angry at himself for being afraid. Frantz Fanon, writing about his experiences as a black man in white Paris, gave a diagnosis apt to this day: “The Negro is a phobogenic object.” Young black bodies

“Bodies” is the cliche word of the 2010s, like “vibrant” in the 2000s.

have been mass culture’s symbol for irrational, savage violence for decades, for centuries. And so the whites fear them, and this fear can manifest as anger, as callousness, as hatred. And yet, Washington’s rate of violent crime against whites is lower than the national average.

Compared to the 50 states, D.C. has the least violent whites and most violent blacks. In 1997 in liberal, black-ruled D.C., blacks were imprisoned 56 times more often than whites, whereas the ratio was only six to one in Republican-run Mississippi and South Carolina.

White skin is quite literally a protection from harm. But it doesn’t insulate your property values. That requires extra vigilance.

Indeed, it does.

A few generations from now, young poor blacks are going to be amazed by their great-grandmothers’ stories of where they used to live: the national’s capital, Manhattan, San Francisco, Chicago’s lakefront, not far from the beach in L.A., …

    For most of American history, blacks were depicted as either docile Negroes(overly idealized) or as funny caricatures munching on watermelons. Neither was threatening. Sure, there were stuff like Birth of a Nation, but they were the exceptions, especially as Hollywood was ruled by yanomanos. Black characters are mostly kindly and likable in Gone with the Wind. There was then noble negro bellowing ‘ole man river’ in Showboat. And there were plenty of funny black stereotypes that presented blacks as childlike clowns–like Harpo in Marx Brothers though with less wit.

    Also, after Jack Johnson scared white folks half to death, the media and sports industry went out of their way to build up the image of the dignified negro. Joe Louis the brown bomber was coached to be ‘gentle’. You’d think he didn’t mean to knock them all them white boys. He just stuck out his fist but white boys bumped into them, and he didn’t know what to do but say, “dang I is sorry”.
    And there was the Jackie Robinson cult.

    Look at most movies about crime in the 1970s–height of black mayhem in urban areas–, and Hollywood made most of the thugs out to be white. If you go by DEATH WISH, NY was mostly terrorized by white trash and swarthy looking ethnics. In DEATH WISH III, urban thugs are led by some multi-color-haired ‘Aryan’ type.
    Rocky movies had people fantasize that Rocky Marciano was back and whupping all the Negroes.

    If anything, Western media went out of its way to tone down the black physical threat.
    But the image-of-black-physical-threat lingered because of a little thing called REALITY.

    I personally grew up watching all those PBS docs about civil rights and about how race is just a ‘myth’. I took all those classes where the teacher and textbooks told us of evils of ‘racism’ and blah blah blah. But reality was something I had to reckon with(even against my will as I’d really and truly come to believe in all the hogwash fed to me in school and on PBS). Non-blacks flee from black areas because blacks are rowdier, more aggressive, more out-of-control, stronger, tougher, and nastier. It’s the truth.

    I–and many honest people, including liberals–think this way because I’d rather be honest with reality than cowardly with PC.

    If anything, the media have gone out of its way to cover up stories of black crime, thuggery, rape, and mayhem… all the while distorting, spinning, and sensationalizing stories where blacks are supposedly the ‘victims’. When twenty plus blacks raped a 11 yr Mexican girl in Texas, the media said ‘Texans’ did it.
    Whatever one thinks of Zimmerman, he was a pudgy mestizo who got whupped by a much taller and bigger black kid, but the media put forth a narrative of an angelic black ‘child armed with only a bag of skittles’ shot down by a towering ‘white southern male’.
    (Sometimes, I wonder if white libs peddle such silly notions–harking back to Civil Rights days–because it makes them feel powerful. As white libs are helpless to do anything about real black violence and crime, spinning such narratives creates the illusion that they are still powerful whites with the decency to care and weep about helpless black children who are still being victimized by white ‘racism’. Similarly, the likes of John McCain and John Bolton prefer to believe that they are strong powerful white knight warriors working tirelessly to protect helpless yanomanos from all-powerful Palestinians, Iranians, Syrians, and Russians. If you’re powerless before something, spin the narrative so as to make believe you have power over it and are working to protect the poor thing from dangers–even though what you’re really doing is serving as its running dog.)

    If black bodies are ‘phobogenic’, it’s not because but in spite of the media and mass education. The media, education, and government have been telling us forever that we are all equal, but in the streets and public places, it’s obvious as day that bigger/stronger Negroes do indeed cause lots of mayhem.

    The power of media is considerable but it’s not total. Entertainment has given us lots of movies about invincible Asian kung fu masters, but most people don’t fear Asians because in the real world, they know that most Asians are scrawny and a physical threat to no one.
    I mean who finds Asian bodies ‘phobogenic’?

    Yes. I have been pondering that very same notion for a long time. They desperately want to believe they're invincible and in control, but reality intrudes and stings like a bitch. They don't like being reminded that they're on a sinking ship. I wonder if elite whites feel any remorse for the concessions they've made to blacks at the expense of non-elite whites. Perhaps they alleviate this hypothetical guilt by convincing themselves that lesser whites are racists, bad people, and deserve their dispossession. Could this explain, in part, the "hostile elite" phenomenon?

    Parker and Stone are NOT liberals, unless you mean liberals in the continental European sense, which is to Americans the definition of conservatives. They are both libertarians, Parker is agnostic, and Stone is an atheist, and Parker has stated "he hates conservatives, but he really fucking hates liberals". They have stated that the left in the US thinks it should get an exemption from criticism, while sanctimoniously attacking middle America and enforcing political correctness on everyone. Look how they skewer Barbara Streisand, Rob Reiner, Rosie O'Donnell, Al Gore, and hippies. In season 10 alone they mocked rich liberals driving hybrid cars as well as George Clooney's Oscar speech and Al Gore and his obsession with global warming.

    Unfortunately, they appear to be part of the academic left, with the consequence that their article on gentrification reduces our knowledge of how cities develop.

    The interesting question is why it is not possible (assuming it really is not possible) to have people in a mixture of income groups living downtown, with relatively short commutes, with those who want to trade higher commutes for more space and a more rural setting doing that? I’m in my forties, and I’ve noticed over the years that what I am describing is simply unthinkable, at least in the U.S., but the reasons why it is unthinkable keep changing each decade.

    This doesn’t respond to Mueller’s point. Mueller wasn’t talking about the rate at which black Washingtonians commit crime. He was talking about the rate at which white Washingtonians are victimized by crime.

    White Washingtonians seldom get high on meth and smack each other around in arguments over their pit bulls, so Washington DC has very low rates of white on white violence. So total violence suffered by Washington whites is lower than the national average, but the percentage of violence endured by Washington whites that is inflicted on them by blacks is much higher than the national average. (This has a lot to do with things like Washington elites' enthusiasm for Latin American immigration.)

    Mueller's "point" as I understand it is that (1) since violent crimes against whites in DC are lower than the national violent crime average, (2) then whites should not be afraid of blacks.

    I fail to see the connection.

    Example: white people in Johannesburg live in armed compounds, with cameras everywhere, barbed wire, electrified fences surrounding their houses, private security forces, panic rooms, etc. and as a result they experience a lower crime rate than the SA national average.

    Yet (oddly enough) they fear unknown blacks and black crime. They do not fear their white neighbors. Would Mr. Mueller suggest that their fears are foolish? Again, what do national crime averages have to with the reasonableness of fear.

They’re not mopeds, but the straight-piped Harley-Davidsons that grumble and roar past my house on their way in and out of the CT state park next door irritate me and just about everyone else around here who isn’t actually riding them. And the bodies riding them are uniformly white and at least middle-aged. So I don’t think racism is in fact the issue.

  8. DC is shipping their undesirables to PG County. It was one of the first “black suburbs” as well behaved blacks working in the Federal bureaucracy fled DC for the county. Then came the apartments and “low income housing” and PG County grew increasingly dangerous. The local football and basketball teams got better, so there’s that.

    Neighboring Montgomery County is using the San Fran model to fight the process. You can’t put a shovel in the ground without a permit and that’s not happening if you’re building the sort of housing that can be made in Section 8.

    On the other hand, NoVa has taken on the Hispanic peasant class that are the preferred servants of the Left. MS-13 has a nice operation in NoVa, but they seem to understand that they can’t cause trouble with the ruling class. Once in a while some guy will get an arm lopped off with a machete, but he always has a Spanish surname so no one cares.

    No, people move in and out of Prince George's county in the ordinary course of events and there is incremental net change in the demographics therein.

    Rates of homicide, robbery, and motor vehicle theft have seen considerable flux over the last forty years, with a change in the ecosystem occurring around about 1988. However, median rates over the last dozen years or so are not much different than median rates over the whole 40 year period (about the same for homicide and robbery, about 20% higher for car theft). The peak of disorder was about 10 years ago and there has been considerable tapering off since.

    I've been watching this percolate for the past few years in the nice little city next to mine north of Boston. It's a desirable location, as it's the terminus of the MBTA Orange Line. Section 8 in MA is portable; you get a voucher and apply to the housing authority for a state space, or just find a landlord willing to accept the voucher and you're in.

    This small city has a surfeit of rental property for its size, and the demographic change has been stark since the 2008 market crash. The largest property owner in the city told me that he has 53 Section 8 tenants (out of 170 units). We're talking about $1,400-$1,600 vouchers here, so the guaranteed check from the state helps keep the rent defaults low. Despite what the Art Decos of the world may say, it ain't no 2% here.

    The exacerbate an already horrible situation is the state law know as Chapter 40B, which allows a developer the ability to ignore local zoning laws if his development is at least 25% (20% in some cases) units having "long-term affordability status". This city has very little buildable land left, and most housing development there has been on old commercial properties and multi-unit development of the larger single-family properties. A new single-family home hasn't been built there in 3 years. Meanwhile, good Massachusetts liberals who spent $650K on a nice new condo are finding out just what it means to share space with the "affordable" crowd.

    The legacy of Chapter 40B is that Massachusetts is still one of the top three LEAST affordable places in the country to rent an apartment. All it's done is increase the density in decent suburbs without the forethought or the money to fight; we have some of the wealthier 'burbs buying properties at usurious prices to protect themselves from the developers. Developers love it, as it allows them to run roughshod over the local zoning boards. So all it has really been is the state imposing their agenda on the cities and towns.

    The city has gotten something out of the deal. It's now far more diverse. Property crime is up. The boys basketball team made it to the Division 2 state finals, and the football team has had three 8-win seasons in a row. The downside has been the MCAS test scores falling substantially below those of the local communities this city likes to compare itself to.
  9. Oh yes, another story about the Evil Gentrifiers and their obnoxious tendencies to increase property values, decrease crime and improve local schools. Such monsters. No doubt they forced the locals to sell them their properties at gun point.

    And why no mention of that? Could it be that property owners in these areas reap a windfall when the Gentrifiers invade? There are responsible, hard-working, property-owning folks in these neighborhoods, you know. They are the ones that sell out to the Gentrifiers. And good for them. That really is the thing that irritates me about these articles — gentrification only really hurts the lazy, dependent and shiftless. Few exceptions aside, everyone else wins.

    This doesn't respond to Mueller's point. Mueller wasn't talking about the rate at which black Washingtonians commit crime. He was talking about the rate at which white Washingtonians are victimized by crime.

  11. The odd usage of “bodies” comes from critical theory courses which liberal journalists took as undergraduates. It’s a stylistic tic among certain fashionable theorists, and the college graduates vaguely remember that it makes you sound like an intellectual.

    This gets to some Murray’s points. Do you anticipate the gentrification in toto of elite metropolises will serve to further the ideological divide b/w Blue and Red State Whites? Seems Super Zip inhabitants of upcoming generations will further soften and have zero of the life experience (be it directly or vicariously through stories from older relatives) necessary to empathize with the struggles and frustrations confronting their less fortunate brethren.

    I'm going to take a stab at what the guy was feeling. Blacks sometimes exhibit a weird, goofy, somewhat spastic, slightly sinister kind of childish exuberance. It's the kind of behavior no well-behaved, intelligent adult never behaves, and never wants to behave. He probably remembers other children behaving that way when he was a child, if he grew up in a less than absolutely upper middle-class environment- it's a behavior that among whites, tapers to almost nothing as class level increases. Seeing other kids act that way was annoying to him, and while it didn't exactly make him want to act that way himself, he secretly resented it.

    He resented it because it's a kind of privilege, a privilege that unself-conscious, insensitive, and mildly antisocial people have, to act out and not care, and not even know much, how their behavior offends others. Normal social consciousness, as understood by white people, contains a large element of constantly scanning the environment to see what is going on, and how one is affecting and being perceived by others.

    Annoying people on one level are just enjoying their own behavior, but to the extent anyone is noticing, discomfort and annoyance add to their pleasure, because they are being noticed, and because the ability to annoy and discomfit others shows more power than even giving others enjoyment.

    The blacks on the mopeds were one, enjoying themselves, two, enjoying their ability to dominate social space, to turn a public space into a personal space, and three, enjoying their ability to annoy the white people whose pleasant day they were damaging. Blacks seem to have a strange combination of not knowing or caring what other people think, and needing a lot of acknowledgment from others.

    Or it's part of a turf battle. Poor blacks aren't going to win the competition to continue to living a few blocks from the Capitol building based on earning power. Their main hope of staying there is through a combination of violence and politics tinged with the threat of criminal and mob violence. Oakland is a good example of how blacks have hung on to extremely desirable turf through radicalism and criminality.

Intoxicating is the word for civilization and the fruit of places like DC and NYC is to draw the highest quality genes out of small towns in the middle of no-where into its sterilizing addictions and then replace them with high fertility blacks housed in those small towns “in the middle of no-where by 2050” with the likes of Kiryas Joel eventually taking over places like NYC as the fuel that NYC burns runs dry.

  18. It’s a bit of a bummer for me. Gone are the days when my schoolteacher parents could buy a nice house in a marginal neighborhood for a low price. Today, that house is worth half a million.

    One of the ignored consequences of gentrification is that not only are the blacks being pushed out, but young middle middle class whites as well. What used to be affordable for young teachers is now out of reach for most young doctors and lawyers.

    Despite the hype, most gentrification is driven by the 50+ demographic.     Yes. Having the train access is a huge factor. And Exurban Park&Rides are pretty nice. Howard County has been trying to get a metro extension line going to Columbia or even Elicott City for years, or at least connecting to BWI to get on the system from there. But ever since the Intercounty Connecter fiasco, it's even harder to get infrastructure projects off the ground.

    And, even if one if going by car, if you're in Harper's Ferry or those other WV towns, and work for the many Federal offices located around Dulles or Chantilly, it's only about an hour and traffic's usually not too bad.

    The thing about DC is that major federal government installations are not nearly as concentrated in the core as people seem to think. Plenty of places were purposefully planted way out in the boondocks when they were cheap and isolated and had easy traffic, and then gradually the gaps filled in. Everything from Fort Meade to Quantico and Andrews AFB to Dulles are part of the whole federal machine, and their own little centers of gravity for tens of thousands of workers and the whole economic ecosystems they support.

    So DC didn't quite get 'Sprawl' in the traditional manner of expanding concentric circles of white-flight out-migration and/or AFF-seeking internal immigration. Instead, you once had something like a Solar System with a major center around which everything orbits, sure, but also some dead space between that center and some major planets with a kind of genuinely independent municipal existence. Gradually the central star went into it's Red Giant phase, took up all the available room, and swallowed up and merged with its own satellites.

    For most of American history, blacks were depicted as either docile Negroes(overly idealized) or as funny caricatures munching on watermelons. Neither was threatening. Sure, there were stuff like Birth of a Nation, but they were the exceptions, especially as Hollywood was ruled by yanomanos. Black characters are mostly kindly and likable in Gone with the Wind. There was then noble negro bellowing 'ole man river' in Showboat. And there were plenty of funny black stereotypes that presented blacks as childlike clowns--like Harpo in Marx Brothers though with less wit.

    Also, after Jack Johnson scared white folks half to death, the media and sports industry went out of their way to build up the image of the dignified negro. He just stuck out his fist but white boys bumped into them, and he didn't know what to do but say, "dang I is sorry".
    And there was the Jackie Robinson cult.

    Look at most movies about crime in the 1970s--height of black mayhem in urban areas--, and Hollywood made most of the thugs out to be white. If you go by DEATH WISH, NY was mostly terrorized by white trash and swarthy looking ethnics. In DEATH WISH III, urban thugs are led by some multi-color-haired 'Aryan' type.
    Rocky movies had people fantasize that Rocky Marciano was back and whupping all the Negroes.

    If anything, Western media went out of its way to tone down the black physical threat.
    But the image-of-black-physical-threat lingered because of a little thing called REALITY.

    I personally grew up watching all those PBS docs about civil rights and about how race is just a 'myth'. I took all those classes where the teacher and textbooks told us of evils of 'racism' and blah blah blah. But reality was something I had to reckon with(even against my will as I'd really and truly come to believe in all the hogwash fed to me in school and on PBS).     I--and many honest people, including liberals--think this way because I'd rather be honest with reality than cowardly with PC.

When twenty plus blacks raped a 11 yr Mexican girl in Texas, the media said 'Texans' did it.

    The monthly payments, including taxes and insurance, would be around $3,000 a month for a $475,000 mortgage. That's mostly tax deductible, and rest of that is going toward principle, so really it costs about $2000 a month for a $500,000 house in California.

    You're not going to get an actual house with 3 bedrooms, a good school district, and within a half hour drive from central and west LA job centers for $500,000 however. The last two times that was possible was 2003 and 2011.

    1. Marry at a young age after graduation, or cohabit if you must.
    2. Husband and wife both work, no kids.
    3. Save money, not much partying, and no expensive vacations (the latter is the big money sink for UK SWPLs).
    4. After a few years of Double Income No Kids in a modest rental they can easily save $100K/£60K.
    5. Buy house.
    6. Have kids. At this point wife's career can taper off if she loses interest.

    This worked ok for me up through #5 (took 2 years renting double-income to save up for a 10% deposit on a London terraced house); things went wrong in #6 during and after the birth of my one kid, but the general plan seems fairly sound.

    Possible problems:
    #1 - Starting too late. Plan only works if you start in your 20s. You need some time DINKY to build up the nest egg. If you start in late 30s with no money saved the woman's fertility will crater too soon.
    #2 - One spouse can't or won't find steady work. Should not normally be a problem in a big metropolis, but less educated men in particular have it tough getting good work, while women can generally get work easily, but may not want to work hard. Both have to work.
    #3 - One spouse likes to spend, not save. Guy likes buying boats or cars; Girl treats her income as pocket money to spend on clothes & fun. You both have to like saving money for this to work.
    #6 - Girl may keep putting off having kids for her career, or because it would interfere with her social life. Guy may feel the same about social life.

    Gentrification is DC is developer driven, but a significant number are individual investors. Buy an old town house, turn it into 3 condos. Rinse and repeat. That is actually driving the spread more. The biggest barriers are the some what interesting title history of a lot of DC property — owned by someone who died in 1948 and passed through “Family” since then.

    The DC mayor election in a month will be an interesting test. If white people vote their interests, the gay white guy will win. The whites who won’t do that live up in upper NW and have carefully kept the ghetto out — see Jim Fallows and his complaints about leaf blowers.

    DC is shipping their undesirables to PG County. It was one of the first "black suburbs" as well behaved blacks working in the Federal bureaucracy fled DC for the county. Then came the apartments and "low income housing" and PG County grew increasingly dangerous. The local football and basketball teams got better, so there's that.

    Neighboring Montgomery County is using the San Fran model to fight the process. You can't put a shovel in the ground without a permit and that's not happening if you're building the sort of housing that can be made in Section 8.

    On the other hand, NoVa has taken on the Hispanic peasant class that are the preferred servants of the Left. MS-13 has a nice operation in NoVa, but they seem to understand that they can't cause trouble with the ruling class. Once in a while some guy will get an arm lopped off with a machete, but he always has a Spanish surname so no one cares.

    I’ve been watching this percolate for the past few years in the nice little city next to mine north of Boston. It’s a desirable location, as it’s the terminus of the MBTA Orange Line. Section 8 in MA is portable; you get a voucher and apply to the housing authority for a state space, or just find a landlord willing to accept the voucher and you’re in.

    This small city has a surfeit of rental property for its size, and the demographic change has been stark since the 2008 market crash. The largest property owner in the city told me that he has 53 Section 8 tenants (out of 170 units). We’re talking about $1,400-$1,600 vouchers here, so the guaranteed check from the state helps keep the rent defaults low. Despite what the Art Decos of the world may say, it ain’t no 2% here.

    The exacerbate an already horrible situation is the state law know as Chapter 40B, which allows a developer the ability to ignore local zoning laws if his development is at least 25% (20% in some cases) units having “long-term affordability status”. This city has very little buildable land left, and most housing development there has been on old commercial properties and multi-unit development of the larger single-family properties. A new single-family home hasn’t been built there in 3 years. Meanwhile, good Massachusetts liberals who spent $650K on a nice new condo are finding out just what it means to share space with the “affordable” crowd.

    The legacy of Chapter 40B is that Massachusetts is still one of the top three LEAST affordable places in the country to rent an apartment. All it’s done is increase the density in decent suburbs without the forethought or the money to fight; we have some of the wealthier ‘burbs buying properties at usurious prices to protect themselves from the developers. Developers love it, as it allows them to run roughshod over the local zoning boards. So all it has really been is the state imposing their agenda on the cities and towns.

    The city has gotten something out of the deal. It’s now far more diverse. Property crime is up. The boys basketball team made it to the Division 2 state finals, and the football team has had three 8-win seasons in a row. The downside has been the MCAS test scores falling substantially below those of the local communities this city likes to compare itself to.

    Thinking in broad statistics like this might lead to saying silly things, perhaps falling into classical libertarian blindspots where people don’t matter.

    The US population is about 319 million (gosh it’s grown a lot!). That 1.6% is over 5 million people. Each of who is important to themselves and can be important to those who they interact with. “Importance” also isn’t just a simple linear function of raw numbers. A few Ebola cases are considered pretty important.

    You act as if Section 8 voucher awardees are uniformly distributed across the whole country. They are not being settled in rural Wyoming. They are settled in predominantly white neighborhoods that are adjacent to or close to black neighborhoods. And their impact there is considerable. I lived in an apartment complex that – prior to it accepting section 8 renters – had nary a black person living in it. Now that they do accept such renters, it has gone heavily black.

    Your statistics are selective enough as to amount to deliberate lies.

    On several blog posts you keep pointing out that Section 8 is insignificant. You mention less than 2 percent of housing is Section 8. You are close to being correct. There are approximately 132 million households in the USA, and about 4.8 million receive some form of federal housing assistance, whether that is through Section 8 or public housing.

    However, other households that don’t necessarily receive housing benefits do receive food stamps and child benefits, which in effect helps to subsidize them by allowing them to spend more for rent. So Section 8 by itself might not be as big of a problem as many suggest, but I think when most on this blog criticize Section 8, they are really criticizing the Federal Government’s entire arsenal of social engineering tactics that appears to be creating more and more Ferguson and Spanish Lake, Missouri’s across this nation.

    So other than pointing out that a low percentage of housing is Section 8, what is the point of your comment? Are you just trying to be factually correct in stating that Section 8 affects a low number of households? Or are you trying to suggest that there is no discernible trend taking place of formerly white areas being settled by increasing numbers of lower class blacks?

    If your point is the former, could you please tell us where to direct our criticisms instead. If your point is the latter, could you please point out the data that suggests our concerns are unfounded.

So I don't get why a Vdare contributor would have much nice to say about either Giuliani or Bloomberg other than they were not black.

    As far as the cab driver murders go, they stopped when first a 'trouble light' was required in cabs, then rear facing cameras, and then credit card readers were installed.     About 73% of the population lives in what the Census Bureau calls ‘urbanized areas’, which is to say, core cities and adjacent tract development above a certain density level. Even if no vouchers were issued to non-metropolitan residents, it only amounts to 2.2% of the metropolitan population.

    Your statistics are selective enough as to amount to deliberate lies.

    My point’s not that difficult to grasp: you’re all advancing an unsustainable thesis about urban problems.

That Section 8 is Destroying White America isn't supposed to be an empirical hypothesis, potentially revisable by empirical evidence. It's a foundational article of faith. Statistics are beside the point for them (some of them have even said as much in this very thread).

    In my humble opinion, the biggest tragedy of the past half-century is the almost complete demise of the urban middle-class. Most large cities today are divided between the very rich and the government-subsidized ghetto, with pretty much nothing in between.     The cherry on the top is the claim that having a permit is somehow “white privilege” Yes. Being able to understand and follow rules is “privilege.”

    One presumes that immigrants to the US from Mexico (inter alias) come for a reason. One of those reasons is that the US is a relatively prosperous country, and that is because of the rule of law. In essence, the difference between Mexico and the US is largely ‘the piece of paper” that specifies what one can expect in an interaction with the government.

    So, in effect, they are coming to the US BECAUSE of ‘white privilege.’

At a cookout in a gentrifying Northeast neighborhood, I watched as a guest, a nice man with a nice job and a nice family, became increasingly incensed by some black teenagers riding mopeds through the alley.     Yeah, you are describing my grandfather (though he had 4 kids). As a London academic I have a tiny 2-bed terrace house in what was a sketchy area*, working wife (although I think she is a net drain these days), 1 kid, and no prospect of moving up the 'housing ladder'.

    *At least my 8 years with the police Safer Neighbourhood Panel paid off - it's a lot less sketchy now!

    I did discover recently that the reason many of my fellow academics have surprisingly salubrious lifestyles despite our low pay and high living costs is that they actually have multiple academic jobs, often in multiple countries.

    Quite so. Art Deco and Matt would have you believe that a knife can’t possibly cut anything because only a small fraction of the blade is sharp. Art Deco in particular thinks he’s some kind of genius because he knows where the % symbol is on the keyboard. That they are misleading is perhaps the most charitable interperetation. Also quite likely is that they are just not very bright.

    A few generations!? I live in New York City. I’ve met black people (now living in New Jersey or Long Island) who rue the day that their parents/grandparents sold the family home back in the 60’s. Then again, most of them are smart (read: old and/or experienced) enough to understand that they themselves would have fallen through the cracks if they’d been forced to live in the 70’s-80’s era Harlem environment. In modern-day New York, the few black and “safe” neighborhoods are majority-Caribbean (who either sell at cost to family or in the case of my own nabe, lump-sum full-value sales at signing contract. My corner neighbor sold his three-bedroom house to a retired white couple for $385K. He could have sold it for $100K more, but at 76 years old he decided that cashing out and moving back to Antigua was the more sensible choice…)

    Classic spergy logic at work. Art Deco and people like him are cloistered on the internet and pontificate about things they have no direct experience with.

    Section 8ers tend to be hardcore underclass types. These were the “small minority of bad apples” who made public spaces unusable in big cities when they were concentrated in downtown housing projects. When even a small number of these families move into a blue collar to lower middle class neighborhood, suburb or satellite city, it causes a radical increase in crime, especially serious violent crime. Section 8 migrations often get the ball rolling in the direction of white and middle class flight from formerly decent communities. I have personally witnessed this as I’m sure many others who read this blog have.

    We all remember the story about section 8 renters trashing stable black neighborhoods in Memphis after the city tore down the housing projects near downtown. Many middle class white people, especially the ivory tower types, are not aware of just how concentrated violent criminals are among just a few families, even in a poor black ghetto. Removing the housing project from a black, working class neighborhood radically improves it. People with jobs, even crappy jobs, don’t commit much serious crime. Armed robbery, drive by shootings and such are almost all committed by a few very special people who are vastly overrepresented among public housing clients.

    But that means nothing, because Art Deco feels that 1.6 is too small of a number to matter, whatever that means. No analysis, just feelings about numbers.

    This doesn't respond to Mueller's point. Mueller wasn't talking about the rate at which black Washingtonians commit crime. He was talking about the rate at which white Washingtonians are victimized by crime.

    Mueller’s “point” as I understand it is that (1) since violent crimes against whites in DC are lower than the national violent crime average, (2) then whites should not be afraid of blacks.

    I fail to see the connection.

    Example: white people in Johannesburg live in armed compounds, with cameras everywhere, barbed wire, electrified fences surrounding their houses, private security forces, panic rooms, etc. and as a result they experience a lower crime rate than the SA national average.

    Yet (oddly enough) they fear unknown blacks and black crime. They do not fear their white neighbors. Would Mr. Mueller suggest that their fears are foolish? Again, what do national crime averages have to with the reasonableness of fear.
